Problem:Manipulating the location of the columns with the MLS data onto a spreadsheet is difficult for many residential appraisers to do.
Solution:With Total Solution© you drop the MLS data in with the fields (columns) in any order.
• Problem: Appraisers are not sure what constitutes the subject’s sub-market area or how that differs from the subject’s neighborhood.
Solution: These issues are thoroughly explained in the user manual.
• Problem: The 1004MC only uses data for 1 year. It is laid out as two quarters and one semester. It may not always lead the appraiser to the correct conclusion regarding the market’s trend (increasing, stable, and declining).
Solution: Total Solution© originates with a worksheet with an expanded 1004MC format going back 2 years (8 quarters) and has no semesters. It has some additional line items trended out o It has built-in charts that provide a visual representation of what the data is communication. It automatically charts the sales prices per square foot over time for additional support of the appraiser’s conclusions.
• Problem:An extensive reporting of the scope of work utilized to form an opinion of the state of the subject’s submarket must be performed.
Solution: Total Solution© has built-in features to automatically write much of the scope of work, and will lead the appraiser through the remaining steps.
• Problem:Completing this addendum from 30 or more MLS printouts could take hours. It could take over an hour even with some use of a spreadsheet.
